Purchasing Oceanfront Property in Maui

11/17/2006 by Pete Jalbert

The coastal environment of Hawaii is a dynamic place. Shorelines can vary both seasonally and annually and are subject to coastal hazards. It is unquestioned that ocean and beach front areas are some of the most desirable places to live on Maui. It is hard to match the beauty of looking out on the ocean or the privelige of being able to walk out your back door to the beach. That being said, buyers who purchase oceanfront properties should do their due dilligence to better understand issues like erosion, coastal construction, shoreline setbacks and insurance. Today, Billy and I had the opportunity to listen to Zoe Norcross Nu'u. She is a foremost expert on Hawaii and specifically Maui County's shoreline environment. She and her colleague Dolan Eversole have produced a booklet entitled Purchasing Coastal Real Estate in Hawai'i: A Practical Guide of Common Questions and Answers.

If you are considering purchasing beach and oceanfront property in Maui, you should take the time to download and read this great resource. In addition to Zoe and Dolan's book, there are a number of other great resources available online that can and should be reviewed. Here is a good list:

  • Atlas of Natural Hazards in the Hawaiian Coastal Zone
  • Coastal Mapping
  • FEMA Coastal Construction Manual
  • FEMA Flood Insurance Rate Maps
  • Hawai'i Statewide Hazard Mitigation Forum
  • Participant's Guide to the SMA Permit- a review of permits in the shoreline area.
  • Sea Level Rise and Tides
  • Maui Erosion Rates
  • Maui Shoreline Setbacks
  • Tsunami-The Great Waves, June 2005
  • University of Hawaii Coastal Geology Group
  • UH Ocean Atlas
