That means the air feels a little more crisp, Kihei may experience a little rain, and the big surf has returned to the Maui's North Shore. Speaking of big surf, Billy and I had to take a break today to watch the big surf that hit Maui. Many of you may have heard about our waves on the news. While I am sure the photos were impressive, nothing can match the experience of watching the giant waves at Jaws first hand. It is a pretty amazing sight to watch people surf waves that reached heights of up to fifty feet on their faces. The energy and excitement from the surfers and the power of the ocean is breathtaking. Winter time also means that we are starting to hit our peak season for visitors. If you are planning a trip to Maui sometime in the next couple of months, let us know when you will be coming to town. Billy & Pete's Picks: Vacation Rental Condos for Sale in KiheiEach month The Coconut Chronicles will present some properties that may be intriguing to you. There are literally hundreds of active listings to choose from. Our goal is to provide you with a snapshot of some properties that may be right for you! This month we are focused on condos for sale in Kihei that allow vacation rentals. Many or most of those who purchase condos on Maui are not year round residents. The average off island condo owner may spend anywhere from a week to a couple of months a year in their Maui condo. Rather than leaving the condo vacant, many owners will use their condo for vacation rental when they are not on Maui. Vacation rentals provide income that can be applied towards mortgage payments and maintenance fees. We frequently get inquiries asking about condos that are cash flow positive. Today, it is increasingly difficult to identify cash flow positive based on a 25% down payment. It often takes a down payment of at least 50% of purchase price to be cash flow positive. In other words, the majority of the current condo purchases on Maui are made as quality of life purchases and /or for anticipated appreciation more than as a means to bolster one's current income. It is worth noting that not every condo in Kihei allows vacation rentals, and there is considerable variability in demand for the condos that do allow rentals. Rental demand is driven by amenities, location or a combination of both. Two high demand areas in Kihei are the area near the Kamaole Beach parks and Sugar Beach. Amenities that may make a condo complex more desirable include things like an onsite convenience store, restaurants, putting greens, central A/C and of course standard amenities like a pool and a spa. Central A/C can be a big help with occupancy during the warmer summer months. The following condos are brief sample of the more desirable condos in Kihei due to amenities and location. The units are priced between $349,000-$469,000 for the one bedrooms and $745,000 for the two bedroom penthouse. If you are interested in this property, contact us ASAP. Maui Moments: Life as a Maui Sports FanWhen I lived in Colorado, I was a pretty big sports fan. I was a season ticket holder for the University of Colorado football team, and I made it to my share of Rockies, Avalanche and Nuggets games. I was also known to spend the occasional Sunday afternoon at the local sports bar taking in NFL games. With no professional or collegiate teams based on island, one might think that Maui is something of a sports fan's exile. That could not be further from the truth. Maui hosts a number of sporting events including some that I would never get a chance to see on the Mainland. I spent a recent Friday night taking in a playoff game in the Hawaii State football championship. This year, Lahainaluna won the Maui County title earning the right to take on Oahu powerhouse Mililani. I made it to the Friday night game shortly after kickoff to find an electric atmosphere at War Memorial Stadium. A couple thousand fans made it from the west side to Wailuku for the big game. They were in for quite a treat. The underdog Lunas upset Mililani in front of the raucous crowd. The game was about as entertaining and exciting as any I have seen at any level. Big hits, trick plays, big plays, huge momentum swings and a down to the wire finish kept the crowd on the edge of their seat. Lahaina and Maui pride swelled when the Lunas ran in a fake field goal to win the game with less than ten seconds to spare.
Basketball fans get their fill on island through the EA Sports Maui Invitational held every year at the Lahaina Civic Center. This event draws some of the best NCAA Men's basketball programs in the country. This year's tournament was held the week of Thanksgiving at the Lahaina Civic Center. The University of North Carolina Tar Heels were crowned champions of a field that included other NCAA powers such as Iowa, Texas, Stanford and other great teams. The tournament is growing in stature and number of fans every year. Fans of professional golf are able to watch one of the most scenic and exciting stops on the PGA tour at the Mercedes Championship held on Kapalua's Plantation course. Held in the first week of January, the course has a spectacular setting with dramatic views of the Pacific, Honolua Bay, Molokai and the west Maui mountains. Recent champions read like a who's who of professional golf including greats like Phil Mickelson, Tiger Woods, Sergio Garcia, Ernie Els, David Duval and more. The Senior Men's PGA holds their Championship skins game at the Wailea Gold Course. Last years event included some of the most legendary names in golf such as Nicklaus, Watson, Palmer and Trevino.
While Maui hosts a number of mainstream sporting events, there are also a number of events held each year unique to Maui. Maui's wind and waves make it an ideal site for kite boarding, wind surfing and surfing. Kite boarders compete every fall at Ho'okipa Beach park in the Red Bull King of the Air Competition. Your jaw is bound to drop when you watch daring men and women launch 50+ feet in the air pulling off incredible acrobatic feats. Maui has long been the windsurfing capital of the world. This year saw the resumption of the Aloha Classic at Ho'okipa. It is always thrilling to watch the competitors' wave riding and high flying aerials. The women's World Championship Tour of surfing holds its crowning event every year in early December at Honolua Bay. The Billabong Pro features 16 of the top female surfers in the world going head to head at arguably the best wave on Maui. The ladies push the performance level of women's surfing to new highs with each successive year. In addition to these bigger surf events, there are a number of smaller junior events and long board events that allow you to watch great surfing action.
I have found that Maui has plenty to satisfy the appetite of all but the most ravenous sports junky. However, I have also noticed that I am less inclined to turn on the tube for the big game now that I am living in Maui. Maui is the type of place that encourages you to stop watching and start participating. With college football starting at roughly 6:00 AM and pro football starting at 8:00 AM, the opportunity is there to start watching sports from the moment you roll out of bed. Instead, I have found myself far more likely to want to get out and enjoy Maui whether it is surfing or snorkeling or going out for a hike on Haleakala or the West Maui mountains. It is hard to stay a spectator when Maui offers you so many opportunities to play.

school football is not the only game in town for fans of the gridiron. NCAA Division I football fans have the chance
to watch some of the best senior football players in the country at the Maui Hula Bowl. This annual event held in
Maui during January is critical to seniors looking to impress NFL scouts. This year's match up features coaches
Mark Richt of Georgia and Mike Belotti of Oregon. The game will be held the 22nd of January at War Memorial Stadium.

Nissan Xterra World Championship provides exciting action in the water, on mountain bikes and on foot as contestants
take to the area around Wailea for the world championship of off road triathlon. This grueling event features amazingly
conditioned athletes on a brutal course. It is hard not to be humbled watching this annual event.
