Coconut Community Spotlight: Ma'alaea
The community of Ma'alaea is located on the south end of Maui's Central Valley on the beautiful shores of Ma'alaea
Bay. This sun kissed community is on the dry side of the West Maui Mountains. Its central location makes it a short
drive to almost everything on island whether you want the beaches and resorts in Kihei/ Wailea, West Side beaches
and shopping in Lahaina and Kaanapali, or Central Valley shopping and professional services. This is one of the
reasons why many retirees have started to congregate in the community.
Ma'alaea a focal point for Ocean Activities
Ma'alaea Harbor and its surrounding waters make the community of Ma'alaea a focal point for ocean activities.
The harbor itself is a major port for Maui boating activities. Whether you are headed out on a whale watch during
the winter months or taking on a snorkeling or diving trip to Molokini, Ma'alaea is home to vessels that will take
you out into the beautiful waters of Ma'alaea Bay. The famous surf break Freight Trains is located right off the
breakwall for the harbor. This wave has gained acclaim as one of the fastest breaking waves in the world. When the
swells line up correctly during summer months, "Freight Trains" comes alive and its mechanical like wave is a sight
to behold. Equally exciting is watching skilled surfers and body boarders try to keep up with the wave. Even the
most accomplished watermen battle to outrun the wave's cascading lip. There are smaller waves on the nearby beaches
that are more forgiving to less experienced surfers. The beach at Ma'alaea is a draw in and of itself. Stretching
for over 3 miles from the east end of Hauoli Street in Ma'alaea all the way to Sugar Beach in North Kihei, this
is the longest walking beach on all of Maui.
Ma'alaea and Maui's Natural Wonders
This month's Maui Moments provides a good overview of the Maui Ocean Center and its wonderful facilities for
observing Maui Marine Life. The Ocean Center is not alone as an entity within Ma'aleaa that is dedicated to Marine
Life. The Pacific Whale Foundation was featured in volume V of the Coconut Chronicles. It is the best whale watching
operation on island. In addition to marine life, Ma'alaea is also a mecca for bird life. Kealia Pond along North
Kihei road is an important wetlands area for native birds drawing birders from around the world.
Ma'alaea Golf
For those of us that prefer your golf played on courses with Astroturf and windmills, Ma'alaea may be one of
your best options on Maui with the Maui Golf and Sport Park. With two 18 hole "putt putt" courses with
Hawaiian Plants, lava features and waterfalls, this is a true haven for the mini golf aficionado. In addition to
the golf course, other fun activities at the Golf and Sport Park include rock climbing, an extreme trampoline and
bumper boats. The Golf and Sport Park is open daily between 10:00 AM and 10:00 PM. For those who prefer to use a
driver, woods and irons when they play golf, the Dunes and Kahili are a five minute drive or less. The courses in
Kihei, Wailea and Makena are less than twenty minutes away.
Ma'alaea Dining
There are several good dining options in the Ma'alaea area. The Ma'alaea Waterfront Restaurant at the
Milowai condo complex is highly regarded for both its food and service. Buzz's Wharf has good food and is a
great place to take in views whether it is boats coming in and out of the harbor, winter whales or summer surf at
freight trains. The Ma'aleae Grill has an excellent seafood menu and features live entertainment some evenings.
Fiesta Time is a Mexican Restaurant that started in the Wailuku area. It has grown a following for its good, well
priced Mexican cuisine.
Ma'alaea Condos for Sale
Ma'alaea is a good spot for owner occupants and vacation renters looking for opportunities to own oceanfront
condos at lower rates than many other areas in Maui. The setting is beautiful with views of Ma'alaea Bay, Kahoolawe,
South Maui and Haleakala out your Lanai. Ma'aleaea has frequent trade winds which keep its temperatures comfortable
year round.
Hono Kai
Hono Kai is a small 4 building beachfront complex with 46 apartments. The majority of the units are 1 bedroom with
13 2 bedroom units. Amenities include a pool and barbecue areas. The complex is a mix of fee simple and leasehold
units. Conversion is available. Sales prices in the last 8 months have ranged from the mid $200,000 range for leasehold
units to the mid $500,000 range for a fee simple 2 beds / 2bath unit.
Island Sands
Island Sands consists of 84 apartments in one oceanfront building. Floor plans include a variety of studio, one
bedroom, 2 bedroom and 2 bedroom with loft layouts. Amenities at the complex include pool, Jacuzzi and barbecue
areas. Turnover in Island Sands has been limited in the last year with only 3 sales recorded all within the last
4 months. A studio in the complex went for $290,000 and 2 one bedroom units went in the high $300,000 range.
Kanai a Nalu
Kanai a Nalu consists of eighty apartments in 5 oceanfront four story buildings. All of the units are 2 bedroom/
2 bath and over 1,000 square feet in size. Amenities include pool, barbecue areas, meeting room, indoor storage
and cable paid by the association. Kanai a Nalu is a leasehold property. There have been discussions about converting
the property to fee simple, but nothing definitive has been achieved. Sales over the last 6 months have ranged from
the low $400,000s to low $500,000s.
Lauloa Ma'alaea
Lauloa Ma'alea consists of 47 apartments in one 4 story building. 39 of the apartments are 2 bedroom with an additional
8 that are three bedroom. Amenities in the oceanfront complex include a pool. The apartment is leasehold with a
lease expiration of 2039. Recent sales at Lauloa Ma'alaea have ranged from the $400,000s to the mid $500,000s.
Ma'alaea Banyans
Ma'alaea Banyans is a single four story building with 78 apartments. Floor plans are varied with a variety
of 1 bed/ 1 bath and 2 bed/ 2 bath units. Amenities at the complex include a pool, Jacuzzi and barbecue areas. There
has been limited turnover in Ma'alaea Banyans with one one bedroom and one 2 bedroom sold in the last 8 months.
The one bedroom sold in the mid $400,000 range and the 2 bedroom selling in the mid $500,000 range.
Ma'alaea Kai
Ma'alaea Kai consists of 79 apartments in one 4 story oceanfront building. This complex has 5 2 or 1 bedroom
floor plans. Amenities include pool, Jacuzzi and barbecue areas. Recent sales have ranged from the mid $400,000s
for a one bedroom all the way up to the mid $700,000s for a completely remodeled 2 bedroom unit featuring numerous
custom finishes. Other 2 bedrooms at Ma'alaea Kai sold at $570,000 and $600,000 respectively.
Ma'alaea Mermaid
Ma'alaea Mermaid is a single 3 story building with 39 total apartments. There are nine different 1 and 2 bedroom
floor plans. Amenities at the complex include covered parking, convenience store and cable paid by association dues.
Ma'alaea Mermaid is a leasehold property with a lease expiration of 2035. It has had limited turnover with
only one one bedroom unit selling in the complex at $215,000 in the last 6 months.
Ma'alaea Yacht Marina
Ma'alaea Yacht Marina is a single 4 story building with 45 apartments. There are 5 different floor plans including
2 bedroom and one bedroom units. Amenities at the complex include pool, barbecues, rec room, additional storage
and cable covered in association dues. This is a leasehold property with a lease expiration of 2043. Recent sales
in Ma'alaea Yacht Marina have ranged from $209,000 for a mountain view one bedroom all the way up to $440,000
for a 2 bedroom/ 2 bath ocean view unit.
Makani a Kai Resort
Makani a Kai Resort consists of 24 apartments in three 2 story beachfront buildings. There are 7 floor plans with
the majority of the apartments being 2 bedrooms. Amenities include pool and barbecue areas. Recent sales at Makani
a Kai include a direct beachfront one bedroom that sold for $485,000 and a 2 bedroom with more limited ocean views
at $460,000.
Milowai Ma'alaea
Milowai Ma'alaea is one 4 oceanfront story building with 41 total apartments. There are 8 one and 2 bedroom
floorplans. Amenities include pool, barbecues, on-site restaurant, covered parking, bicycle parking, indoor storage
and cable paid by the homeowners association. This is a leasehold property with a lease expiration of 2038. Recent
sales at Milowai Ma'alaea have been limited. A one bedroom unit sold in the last couple of months at $290,000.

Ma'alaea Homes for Sale

Ma'alaea is also an area has potential for additional commercial development. There are a few listings currently
on the market in Ma'alaea including a 4+ acre parcel with a 206 stall parking lot in place. The building pad
is over 3 acres and it is zoned for commercial/retail. The property is listed for $5,000,000 and the Jalbert brothers
may represent you as buyer's agents. In addition, the old Ma'alaea Store is for sale. This old building
is directly across the street from the harbor and the coast guard station. It is zoned B-2 and features spectacular
views, some pre-existing structures and two water meters. The asking price is $2,000,0000. As Maui continues to

Broiled Lemon and Garlic Tiger Prawns
This is a family favorite for home movie night; it's quick and easy and kids like the 'finger food' style. Prep
Time: approx. 10 Minutes. Cook Time: approx. 5 Minutes. Ready in: approx. 15 Minutes. Makes 6 servings.
1 1/2 pounds tiger prawns,
peeled and de-veined
1 cup butter 1 teaspoon minced garlic
1 1/2 tablespoons lemon juice
3 tablespoons grated Parmesan cheese

Preheat oven on broiler setting. With a sharp knife, remove tails from prawns, and butterfly them
from the underside. Arrange prawns on broiler pan. |

In a small saucepan, melt butter with garlic and lemon juice. Pour 1/4 cup butter mixture in a small
bowl, and brush onto prawns. Sprinkle Parmesan cheese over shrimp. |

Place broiler pan on top rack, and broil prawns for 4 to 5 minutes, or until done. Serve with remaining
butter mixture for dipping. |
