Maui Real Estate Update December
2005
As Realtors, we are frequently asked about the direction of the Real Estate Market. While we wish we could provide definitive answers, any guesses we would make would be a disservice to our customers. We can however, provide information on the recent performance of the market. Below are tables with recent sales statistics on Maui. I have included a link this month to the year end sales statistics for Maui. It is clear that the market saw some significant increases this year. The first half of the year was particularly hot with the largest gains in the market between January and August. The second half of the year saw continued appreciation albeit at a slower pace. It is difficult to discern whether or not this slow down was a reflection of the overall state of the market or a seasonal slow down with off island visitation at its lowest point during the fall months. It is noteworthy that real estate market in the fall of 2004 was considerably slower than other times of the year also. As we enter 2006, it is clear that there has been an increase in inventory, which is good for buyer selection; however, it is difficult to predict the future direction of the market.
