Kapalua Mauka is Maui Land and Pine’s last phase of the luxurious Kapalua resort in West Maui. The project is slated to include 690 residential units, golf and other resort amenities as well as 5 acres set aside for commercial development. The project has been under review with the Maui County Council over the last couple weeks. The Maui News reports that on Monday the county approved three measures that will enable the project to take steps to move forward. The Zoning Ordinance necessary to move forward was passed by a margin of 6-3. This follows approvals of the district and community plan ordinances last week. Debate over affordable housing has been a central focus of the discussions regarding Kapalua Mauka. There are 173 affordable units slated to the project. The county and Maui Land and Pine have been working with county attorneys to come up with language that will enhance the likelihood that the affordable housing will land in the hands of Maui Residents and not off island speculators.

Maui Land and Pine received additional good news on its Kapalua Bay redevelopment. The Maui News reports that on Tuesday the project was granted its Special Management Area permit. This is an important step in allowing Maui Land and Pine to tear down the existing Kapalua Bay Hotel and rebuild a smaller but more luxurious resort. Affordable housing also became a central point of discussion, but Maui Land and Pine was able to make the argument that the reduction in density would eliminate the need to create additional affordable housing.
