Kuau Bayview

After the real estate crash of the late 2000s, the Maui real estate market made a slow and steady recovery. For most places on the island, it was at least 2015 before before prices recovered to match previous highs. Kuau Bayview zoomed to a new high in 2013 well before anywhere else on island. It is a testament to both the appeal of Paia and the appeal of this great little neighborhood in particular.

Kuau Bayview Might be a Good Fit for You If…

  • You are looking for a neighborhood within walking distance of downtown Paia with consistent pride of ownership.
  • A neighborhood with a lack of through traffic is important.
  • A home with proximity to some of the island’s best water sports is a priority.
  • You appreciate that having a smaller yard gives you more time or money to play.

Kuau Bayview Might Not Be a Great Fit If…

  • You are looking for distinctive architecture. A lot of owners in the neighborhood upgraded their homes nicely and built additions. That said, these are typical late 1990 suburban homes in design.
  • A big yard or lots of land is a requirement. Most of the lots in the neighborhood are between 6,000 to 8,000 square feet with a handful of slightly larger lots.
  • You have a limited budget. Limited supply, consistent pride of ownership and accessibility to Paia amenities translate to strong demand and rising prices.

Neighborhood Overview

  • Developed in the late 1990s by Alexander and Baldwin.
  • The development includes 93 total homes.
  • A&B offered eight different floor plans.
  • Half the floor plans are single story and the other half are two story.
  • The smallest floor plan is 3 bedrooms, 2 baths and 1,008 and the largest is a 4 bed, 3 bath with 1,674 square feet of living space.
  • The two most common floor plans are the single story Pikake Floor Plan and the two story Gardenia Floor Plan. The Pikake Plan is 3 bedrooms, 2 baths with 1,220 square feet of living space and a two car garage. Gardenia floor plans include 3 bedrooms, 2 baths and 1,420 square feet of living space with a two car garage.
  • Some of the homes in the neighborhood have good to excellent views. This is particularly the case as you get higher in the subdivision.
  • Homes can be subject to road noise from Hana Highway lower in the subdivision. Some of the homes on North Laelua back onto Hana Highway. Keep in mind that road noise is pretty subjective and Hana Highway is a far cry from the 405.
  • The neighborhood has an active homeowner’s association. The HOA website is one of the more comprehensive public facing websites I’ve seen for a Maui subdivision.
  • A community park at the top of the subdivision is a huge draw.

Neighborhood Location

Where the sidewalk ends is not just a Shel Silverstein book. It is an apt description of Kuau Bayview. This is the neighborhood located the furthest east from downtown Paia that still has sidewalk access back to town. A great asset if you want to make the short walk into town for any number of things. Paia offers a variety of restaurants like the Paia Fish Market, Flatbread Company, Milagros, Cafe Des Amis, Cafe Mambo and Choice. Shop for groceries at Mana Foods. Grab a Coffee at Paia Bay Coffee or Better Things. Paia packs more shops, restaurants and other amenities than town’s that are four times as large.

If the ocean is your pleasure, beach access is within walking distance at Tavares Bay, Paia Bay and Baldwin Beach. Ho’okipa Beach Park and its world renowned combination of waves and wind is about a mile to the east.

From a climate perspective, Kuau Bayview averages somewhere between 30 and 35 inches of rainfall annually. Although, lower totals are common recently. Steady trade winds help to cool things down. Air conditioning is becoming more common for the warmer months of late summer and early fall.
