Kulamanu is a 110 lot subdivision located on the slopes of Haleakala. Its 2400-3000 foot elevation experiences pleasant temperatures throughout the year. Homes in the neighborhood offer good to excellent views thanks in part to the steeper topography. CCRS and architectural design review standards ensure a neighborhood of quality homes. Other neighborhood amenities include common areas, beautiful landscaping and underground utilties. Lots in the neighborhood tend to be between a 1/4 an acre to 1/3 of an acre in size.
The development has two components, Kulamanu Estates and the Ridge at Kulamanu. Kulamanu Estates came to market in the mid to late 1990s. Most homes in Kulamanu Estates were built between the late 1990s and mid 2000s. There is one later component to Kulamanu Estates called Jacarand Grove. The Jacaranda Grove lots are larger than the lots in the rest of the subdivision with an average size of just around a half acre. The homes in this area were built between the mid 2000s and early 2010s. Lots in the Ridge were sold primarily in the early to mid 2000s with home construction ranging from the early 2000s through the present. There are still some resale vacant lots available in the neighborhood.
Recent sales of homes have ranged from the mid $700,000 range to just under $1,200,000. There are usually a few homes on the market in the neighborhood, but you never know in this day and age of scarce inventory.
