In 2019, Ledcor purchased the remaining land for residential development in Wailea. Ledcor plans to create an overall development within Wailea Resort called Wailea Hills. Wailea Hills will have community amenities, including a clubhouse area and walking trails that connect the different phases of residential development. The first phase is a condominium development called La’i Loa.
La’i Loa General Information
- La’i Loa includes 15 three-story buildings with 75 units overall.
- The first two stories include a two-bedroom and three-bedroom floor unit on each floor.
- The top floor comprises a single penthouse unit in either a three-bedroom or four-bedroom configuration.
Floorplan and Unit Information
- The two-bedroom/two-bath floor plan offers 1,374 square feet of living space. It has 312 square feet of lanai, including a gas grill. There is a 139-square-foot storage space, one underground covered parking space, and one uncovered space.
- The master is toward the back of the unit and, at the minimum, will have mountain views. Side windows in the master may have ocean views depending on the location in the complex.
- Developer pricing for the two bedrooms started at $1,495,000 . The lowest-priced resale to date for a 2 bedroom closed for $2,400,000.
- The three bedroom, three bath floor plan includes 1,742 square feet of living space, 424 square feet of lanai and 143 square feet of storage. They will have one covered underground space and one above ground parking space.
- Developer pricing for the three bedrooms started at $2,050,000. The lowest-priced resale of a three-bedroom to date closed for $2,675,000
- The penthouse units will have either four bedrooms and three bathrooms or three bedrooms, three bathrooms, plus an office. They will include 2,587 square feet of interior living space, 778 square feet of lanai space and 171 square feet of storage. Both parking stalls will be underground.
- The master of the penthouse faces the ocean and has a lanai area separated from the rest of the lanai by a barbecue area.
- Developer pricing for the penthouse units started at $3,495,000. No penthouse units have come on the market for resale to this date.
- All units have nine foot ceilings, white oak wood work and use a neutral palette.
- All units have views. Penthouses offer unobstructed ocean views.
- Access to the units will be by elevator and exterior stair case.
La’i Loa Location and General Amenities
- La’i Loa owners have access to an “Amenity Center” with an infinity-edge pool and lap area, a fitness center, spa tub, and outdoor dining areas.
- The development is located between Wailea Alanui, Okolani Drive, and Kai Malu Drive. The entrance will be on Kai Malu Drive.
- Vehicular access will be gated. There will also be gated pedestrian access off Wailea Alanui.
- The development uses stone retailing walls extensively throughout the site. The stone was quarried on-site.
Availability and Construction Timelines
- The developer offerings sold out in 2021. Contact The Maui Real Estate Team if you would like us to notify you whenever a resale comes on the market.
- As of April 2024, forty-seven of the seventy-five condos have been completed.
- The final phase of construction is set to be completed in July 2024.
- Resales are coming on the market periodically.
- The units closest to Wailea Alanui appear to be the least expensive in the complex. They don’t have quite as good of a view and will have a little more road noise.
- Within buildings, we anticipate that first-floor units will also sell for less than second-floor units with the same floor plan. Again, you get a little better view on the second floor.
- The last units to be completed will be at the top of the complex with the best views. We anticipate those will ultimately have the highest resale values.
