Like most of the rest of the country, Maui’s real estate market is seeing some healthy price adjustments. A sizable reduction in sales volume has put sellers in a position where they need to be priced very aggressively to attract the attention of the market. This means some listings that are well below recent comparable sales. Here are some properties that I think stand out in the market.
I have been noticing some pretty nice values in the luxury home market. There was a big price reduction on a beautiful golf course home in the Kulamalu subdivision of Pukalani. This home is a spacious 3,958 square feet. It does not compromise luxury for size with top of the line finishing and amenities. When looking at the list of condo values on the market, I am going to have to tout one of our own listings. We have a two bedroom/two bath lock off in Grand Champions in Wailea listed for $499,000. To be clear on terminology, a lock off means that you can lock off one of the bedrooms so that you have rental options. It can be rented as a two bed/two bath, or as a one bedroom one bath and a studio unit. The current owner lives in the unit and periodically rents the studio out to vacationers. Other condo highlights include ocean views from both bedrooms, vaulted ceilings and a large private lanai. The condo has been very well maintained throughout the years.
