Market Opportunities on Maui

Like most of the rest of the country, Maui’s real estate market is seeing some healthy price adjustments. A sizable reduction in sales volume has put sellers in a position where they need to be priced very aggressively to attract the attention of the market. This means some listings that are well below recent comparable sales. Here are some properties that I think stand out in the market.

I have been noticing some pretty nice values in the luxury home market. There was a big price reduction on a beautiful golf course home in the Kulamalu subdivision of Pukalani. This home is a spacious 3,958 square feet. It does not compromise luxury for size with top of the line finishing and amenities. This is a builder’s personal residence and you can see his experience in the design and choice of materials. There are also great ocean and golf course views. For those that think you need to spend well over a million dollars for a luxury ocean view golf course home, this property should be a pleasant surprise. For those that are looking for a green eco friendly estate property, there is a very intriguing home out in the Hana area. I featured this property in my blog post on Hana listings, but I think this one is worth mentioning again. This property includes a beautiful home, unbelievable views, top of the line equestrian facilities and one of the most robust private energy systems that I have seen. This off the grid home is powered by solar, backed by wind power and backed up yet again by a quiet generator. This is an ideal Hana location in the beautiful Maka’alae area and just a short drive from the one of kind Hamoa Beach. Here is another luxury value that stood out with a big price reduction this week. This condominium home in Kanani Wailea offers luxurious amenities, a gourmet kitchen and beautiful second story ocean views within the privacy of a new gated community. This new low density community has a beautiful recreation area with a pool, hot tub and exercise room. Not only that, but Kanani Wailea is just a short drive from all of the great amenities and beautiful beaches of the Wailea Resort. This home is being offered by Monte D Fitts Realtor for $995,000. When looking at the list of condo values on the market, I am going to have to tout one of our own listings. We have a two bedroom/two bath lock off in Grand Champions in Wailea listed for $499,000. To be clear on terminology, a lock off means that you can lock off one of the bedrooms so that you have rental options. It can be rented as a two bed/two bath, or as a one bedroom one bath and a studio unit. The current owner lives in the unit and periodically rents the studio out to vacationers. Other condo highlights include ocean views from both bedrooms, vaulted ceilings and a large private lanai. The condo has been very well maintained throughout the years. It is also in a great location. The 2nd story end unit is very quiet and just across the parking lot from the pool. The condo may be bought furnished, partially furnished or unfurnished.
