Determine your budget to buy land and build

As an island, we have a finite amount of developable land. Over the last ten years, the remaining areas to be developed shrank. Increasing scarcity impacts prices. If you plan to build, it is also essential to factor in building costs. Our cost per square foot to build is high and varies depending on parts of the island. If you need financing assistance, take the time to talk to a mortgage professional. There is a reason why land sales are predominantly cash transactions. The cost to borrow is higher, and the terms are shorter.

Entitlements

Understanding what you can build

The zoning of a property impacts the number, size, and location of structures that can be built on it. The high number of CPR properties further complicates Maui’s Land market. These properties split a single parcel of land into separate sellable units, with the building entitlements split between the units. It is imperative to make sure the building entitlements fit your intentions. CCRs can add additional limitations on what you can build.

Infrastructure

Are utilities in place on the land?

If you buy a lot within a newer subdivision or a resort, the odds are high that the necessary utilities are in place. If you are looking in rural areas or older subdivisions, vacant land may require more costly infrastructure or even lack the infrastructure necessary to build. In places like Haiku or Upcountry Maui, getting a water meter may not be possible if the lot doesn’t already have one. While electricity may be nearby, it is essential to understand the cost of bringing power to your building site. Is there a sewer system, or do you need to install your septic system?
