The Realtors Association of Maui posted the official April Maui Real Estate Statistics yesterday. There were no new sales reported after I posted my Unofficial statistics on May 2nd. There is of course a little more depth and granularity with comparative data through 2004 and information on statistics for specific communities. I also think it is worth looking at RAM chief staff executive Terry Tolman’s comments. Of particular interest are the numbers he is tracking on island inventory. This is a number that is worth keeping an eye on as we saw inventory shrink across all three property types. Shrinking inventory is a likely precursor to a healthier market. The question remains as to whether this is a legitimate decrease in inventory of if some would be sellers have temporarily pulled their homes off the market during what is traditionally a slower market between winter and summer visitor season.
