Official July Maui Real Estate Statistics

The Realtors Association just released its official Maui Real Estate statistics for July today. We saw a few more closes trickle in above and beyond those that I reported in the Unofficial July Maui Real Estate Statistics. The official stats are also nice in that they bring you a little more historical data with monthly statistics stretching back until 2003. They also provide data for specific communities throughout Maui. One observation worth passing along that isn’t mentioned in either the official or unofficial stats relates to the the number of pending sales. Through much of the spring and early summer, the number of pending sales was in steady decline. That means that for the listings that were selling a lesser quantity of properties were going under contract. That is somewhat expected as winter tends to be our busiest season for real estate. However, the decline was more dramatic than usual. The pattern was reflected in the lower sales numbers for June and to a lesser extent July. This pattern of pending sales in decline persisted up until about the second to last week of July. Since then we have seen the number of pending sales stabilize. We have even seen an increase in the number of pending sales in the last couple of days. I imagine we will see pending sales decrease again in the fall as it usually does during our slowest season.
