The Realtors Association of Maui posted their official statistics for the month of October in the last couple of days. They included two additional sales above and beyond what I reported in last week’s unofficial October Maui Real Estate statistics. The number of condos sold increased increased from 60 to 61 lowering the median to $400,842. The number of homes sold increased from 70 t0 71 which also led to an adjustment in the median to $487,000. As always, the official stats include increased granularity with information on statistics for individual Maui communities. Be aware that greater granularity means smaller sample sizes which in turn can diminish the accuracy of the statistics as a market indicator. The official stats also provides historical data ranging back to January of 2004. Last but not least, I always like to read RAM executive Terry Tolman’s commentary which includes a running tab on market inventory. Yet once again, we saw a decrease in the total inventory on the market. That is a positive sign for the market long term.
