The Maui Real Estate Blog has been around since January 1, 2005. While the blog is a good way to keep current on the local real estate market, we also wanted it to serve as an archive of useful information about buying and selling property on Maui. There are a number of posts that are just as relevant now as when they are published. Here are some posts that I find to be particularly helpful.
- Maui is an international destination that draws visitors and home buyers from throughout the globe. Different countries have different processes and protocols for purchasing property. We created a Maui Real Estate Primer for International Buyers that helps explain the home buying process in Maui. It may also be a good read for first time home buyers in general.
- Maui has not been immune to the global real estate downturn. If it has been a while since you purchased a home or you are just looking at buying a home for the first time, you may come across some new downturn related terminology that can be confusing. Short sale is a term that we get a lot of questions about. Last year as the number of short sale listings increased, I posted a definition of short sales and what this type of transaction means for buyers and sellers.
- There are some things that are unique about buying property in Hawaii. While ownership tends to be just like anywhere else in the U.S., there are a couple of unique types of ownership. While this type of ownership is decreasing, you will still encounter pockets of leasehold property around the island. Here is an explanation of leasehold ownership and how it compares to conventional ownership. While leasehold decreases, we are seeing more residential condominium properties. This is a type of ownership where two separate homes may share a single piece of land. Here is a more in depth explanation of condominium homes.
- Maui’s appeal as a both a second home location and a choice for relocation stems in part from its tremendous physical beauty.
