Some Interesting Bank Owned Opportunities in West Maui

We are continuing to see some pretty good opportunities for Maui Bank Owned Properties. Most of the banks are entering the market priced below recent comparable sales. Some banks are adjusting prices significantly if the listing fails to sell in the first month. Here are two active West Maui REO listings that appear to be strong values under current market conditions.

There is a great bank owned, contemporary style, luxury home listed in Kahana . 57 Aekai Place is a three bedroom/three bath home located in the gated community of Kapalani Estates. This subdivision offers community amenities including a pool and tennis court. It is a short drive from S Turns beach. The home itself features top quality finishing, materials and appliances. There are nice ocean views from the master bedroom and the living room. This home last sold for $1,600,000 in 2007. It is currently listed through Jim Sanders Realty, Inc. for $804,900. The Maui Real Estate Team may represent you as buyer’s agents. Check out the virtual tour for more images of the property.

There is another bank owned property in the Kahana area that caught our eye as we browsed the MLS today. 7 Bouganvillea Place is located in the Kahana Ridge subdivision. Owners love this subdivision for its convenient location and great views. The home itself is three bedrooms and two and a half baths. This property is going to require a little TLC, but the list price offers value in the current market. This home last sold in 2005 for $905,000. It is currently offered through Quality Real Estate for $548,900. The Maui Real Estate Team may represent you as buyer’s agents. These are just two of the good properties listed in the Kahana area at this time. You can check out the rest of the Napili, Honokowai and Kahana Real Estate listings on MauiRealEstate.com.
