It’s been a while though since we provided a community of neighborhood update. With the first quarter wrapping up this week, no time is better than the present to check in on Spreckelsville, one of our backyard neighborhoods. This North Shore community situated between Paia and the Airport continues to be a popular location for Kama’aina and second home owners. Convenience, climate, beaches and world-class ocean sports distinguish this community and explain the premium sales prices. This post looks at recent sales, current inventory and market outlook.

Recent Spreckelsville Sales Activity
- A total of five properties sold over the last nine months. That further breaks down into four homes and one lot.
- All four homes sold in the Old Sprecks area of the neighborhood. In fact, you could stand at the intersection of Nonohe and Pa’ani and hit all four homes with a well thrown Frisbee.
- The highest priced home to sell closed for $5,300,000. That transaction actually included two properties sold together. One is a 1940s vintage home with 3 bedrooms, 3.5 bathrooms and 2,428 square feet of living space. The home is located on a good sized lot of .57 acres. The second property consists of a smaller, one bedroom cottage with 953 square feet of living space on a 10,796 square foot lot.
- The new owner turned around and immediately sold the smaller of the two properties. That transaction closed for $2,280,000, the lowest priced home sale in Sprecks over the last nine months.
- It’s also notable that two of the four sales involved current Sprecks owners. One was expanding their holdings in the neighborhood while the other moved within the neighborhood. One sold before coming to market. That is common in the neighborhood.
- While sales weren’t close to record highs, the homes that sold closed at a premium for their location and size.
- The one lot that closed sold in the E Papae Ka Puko’a (The Spencer) subdivision. The .769 acre lot that backs up against the North Shore bike path and Hana Highway closed for $1,900,000.
- All of the sales referenced above occurred in the second half of 2022.
Current Spreckelsville Inventory
There are currently three homes for sale in Spreckelsville on the market at this time. One of the three listings is the Oasis Spreckelsville, a truly extraordinary property. The home and detached studio feature two pools with literally every square inch of the property well conceived and executed. The lowest priced offering is a very well maintained, 4,004 square foot home with a pool in Sprecks V. The asking price is $3,300,000. The third listing is the previously referenced 1940s vintage home purchased as part of the two property sale last year. The new owner is currently going through the process of subdividing the larger .57 acre lot. The property is available for purchase prior to completion of the subdivision for $4,400,000.
Spreckelsville Rest of 2023 Market Outlook
With no sales recorded for the year to date, it looks unlikely that we will hit the ten and eleven sales of 2021 and 2022 respectively. Inventory remains relatively limited and demand is down from the lofty heights of the previous two years both nationally and locally. It seems likely that the market is normalizing somewhat. Looking back over the last ten years, annual sales tended to fluctuate significantly with only 2014 and 2017 recording more than 7 sales and 2018 and 2019 recording 2 and 3 sales respectively.

Building takes time and patience. One of the biggest time sinks can be the permit process. That is particularly true when you are in a special management area close to the ocean. That makes 300 Mehana Unit B in Haiku the perfect spot if you want to build your dream cottage on Maui sooner rather than later. SMA approvals are done and the permits approved for a 1,000 square foot accessory farm dwelling (cottage), detached garage and agricultural workshop. The CPR property includes 4.22 acres of land. There is plenty of room for gardens or orchards. Set close to the ocean, you can hear the waves and smell the salt in the air. The ocean and Haleakala views are both fantastic.

With a couple of listings that really appeal to those who love ocean sports, Billy and Martin came up with an idea that highlighted the amazing attributes of these two respective properties.
The Maui Real Estate Team invited a group of ocean sport loving Realtors for a downwind coast run that started at our listing at 78 Aleiki Place on Kuau Point and ended at Sugar Cove Building 6 in Spreckelsville. Most of the participants used wing foils to go down the coast. We had one agent riding a stand up foil and Kai Lenny used his kite. Kai’s brother Ridge, who is an agent in our office, narrates the video below that shows highlights from the event.
The condominium home at 78 Aleiki is just steps from the Kuau Point launch. If you like to wing, windsurf, SUP, or surf. There are a couple of surf breaks accessible just off the point. Of course, it’s also a great spot for starting a downwind run to Spreckelsville, Kanaha Beach Park or Kahului Harbor. Sugar Cove is a great spot for pretty much any ocean sport you can imagine. Surf, SUP, kite, windsurf, wing, body board or body surf off this great little beach.
Needless to say, the participants said this was a lot more fun than any other real estate event they ever attended. Not only was it a good chance to highlight the two properties, it was also a good reminder to all participants on just how lucky we are to call Maui our home.

Year round outdoor living. It is one of the things near the top of the list for advantages to living in Hawaii. Warm weather and cooling trade winds beckon you to spend time outside. I know this isn’t exactly a revelation, but it seems that so many architects and builders fail to maximize outdoor spaces. That’s one of the things that makes the Oasis Spreckelsville such a well conceived home. The owner thought out every square inch of exterior living space and landscaping. The end result is beautiful, functional and surprisingly easy to maintain.
The Pools
It’s hard not to start any conversation of the Oasis outdoor spaces without first talking about the pools. There is a 12′ X 31′ main pool, a 5′ X 64′ lap pool and a 6’x 12′ heated spa. All of the pools are zero edge. Surrounding decking conceals storage reservoirs and drainage for the pools. Rather than using marcite or gunite, the owners used 36″ x 18″ tile to surface the pools. In addition to the pools, there is another zen fresh water feature with fountains adjacent to the lap pool.



The Lanai Spaces
Outdoor living spaces make homes live much larger than their interior square footage. This property has tons of outdoor living space. The covered lanai that overlooks the main pool is one of our favorite spaces on the property. Whenever we are at the property between showings, we find ourselves gravitating towards this beautiful space. The decking material itself is incredibly durable Ipe. The vaulted overhead ceilings include recessed lighting along the edge. A Boffi fan helps to augment the cooling tradewinds. The Richard Schultz furniture included with the sale is incredibly comfortable.

The ipe decking expands beyond the front lanai area. There is decking that wraps around three sides of the house creating even more outdoor living space. There is a large area off the living room and kitchen that abuts against the outdoor water feature. It faces East and catches nice light in the morning to enjoy tea, coffee or maybe even some yoga to start the day. The lanai space appears equally suited to both quiet contemplation or capable of hosting a larger gathering of friends or family.

The Outdoor Barbecue Area
With all of the outdoor space to enjoy, you have to have a good place to cook and prepare meals outside. The barbecue area overlooks the main pool. There is a sink and plentiful counter space for food prep or serving. Two 125 gallon propane tanks ensure that you never run out of gas during the middle of a barbecue.


The Landscaping
The owner studied botany. It shows. The plants throughout the property were carefully curated just likes the home’s building materials, fixtures and furnishings. The result is a beautiful and lush environment. One of the things that is most notable about the landscaping though is that it is relatively low maintenance. There is hardly any grass to mow due to the extensive lanai areas, blue stone pathways and the use of river rock and cinder around the landscaping. A number of the palms used are self shedding varieties that don’t require trimming.


The Oasis Outdoor Spaces at Night
The Oasis truly become magical when the sun starts to go down. Outdoor lighting fixtures by Flos, Bocci and others help to take the outdoor space to a whole other level.


Other Outdoor Features
Some of the most notable additional outdoor features include:
- Tasteful fencing for full privacy
- Balinese entry gate and accent panels
- Five panel art display over the lap pool by Abigail Romanchak
- Three outdoor showers. One is perfectly located off an entry gate for a post beach rinse. The other two side by side Boffi Showers are located on a stretch of lanai between the two pools.

- Hot and cold water hose bib by the garage with numerous other hose bibs around the house
- Outdoor Bose Speaker system (wired) to a series of Sonos Amps
- Rainbird sprinkler system

Carefully curated. Precision Crafted. Those are the words that stuck in my head when I first spent some time at the Oasis in Spreckelsville. The quality of construction, choice of fixtures and materials and the overall interior design are all executed at truly extraordinary levels. Today’s post highlights some (but not all) of the details that help make this such a special property.

The Boffi Kitchen blends function, beauty and durability. This close up shows the beveled edged on the marble counter tops and the Corian material cabinetry.

Gaggenau appliances complement the Boffi cabinetry. They include a coffee/ espresso maker, conventional and steam combi ovens, warming drawers, induction and lp cooktops and refrigerator. There are Gaggenau wine refrigerators off the dining room.

You aren’t going to find any outlet covers in this home. The outlets are flush with the marble border along the countertops in the kitchen. Elsewhere, the outlets are flush with the Antiqua stone plaster walls.

Baccarat chandeliers punctuate the living room and dining room with personality and beauty.


Like many parts of the home, form and function combine really well together with the Porro pullout sliding closet systems in the bedrooms.

This photo of the shower in the third bathroom highlights a couple of notable design details. The Flos flower light fixtures designed by Marcel Wanders add some pop to showers throughout the home. The owner also included these flower fixtures around the exterior. This brought some continuity to the interior and exterior lighting. The book matched marble is another notable feature. This photo doesn’t completely do justice to the book matching. That said, it is a higher level of stone work than what you will see in most Maui luxury homes.

This shot shows some of the quality teak woodwork done around a door frame, but there is something else that is worth pointing out. When we showed the house to the owner of another brokerage, he reveled in the quality of the work and said it was a “design nerd’s paradise”. He also asked to take a look at the door hinges. The broker confirmed his suspicions when he observed that all screws are turned to the same position. An attention to detail that you don’t see often with Hawaii homes.
This isn’t a conventional property to market. While it offers stunning spaces that truly catch the eye, we felt the need to create a video that also captured the craftsmanship and quality curation. We welcome your feedback on the effectiveness of our efforts.

In our last Maui Market Musings Post, we did a deep dive on the Wailea and Makena areas of Maui. We wanted to use a stand alone post to drill into a smaller neighborhood on Maui’s North Shore. That of course is the Spreckelsville neighborhood located between the airport and Paia. It’s one of the core communities we serve. Both Billy and Martin from our office call the area home. This post looks at year to date sales, current inventory and the outlook for the rest of the year.

Spreckeslville 2022 Sales Overview
- Seven properties sold thus far this year as of August 6th. That includes 5 homes and 2 lots. The same number of properties sold during the same period of 2021. That said, last year’s sales were exclusively homes.
- The highest priced home to close in the neighborhood for the year to date sold for $10,000,000. The oceanfront property included a 4 bedroom, 3 bathroom house with 2,462 square feet of living space, a pool and 1 bedroom, 1 bathroom cottage with 540 square feet of living space.
- The lowest priced sale in the area for the year to date closed for $3,650,000. The home with three bedrooms and two and a half baths on Pa’ani Place is located on a large .876 acre lot.
- The median price of this year’s Spreckelsville home sales is $4,950,000. The average price of the this year’s home sales is $5,920,000. For the same period of last year, the median sales price and average sales price were $3,450,000 and $3,423,714 respectively. Homes in Sprecks aren’t exactly cookie cutter, so it would be a mistake to attribute the big increase in median and average price solely to increased values. The size, lot size, condition and location of the homes sold is also a big factor in the increased average and median prices.
- Three of the homes sold this year are located in the Old Spreckelsville area (Laulea and Pa’ani) and two homes sold are located in E Paepae Ka Puko’a (The Spencer Subdivision). Two of the three old Sprecks homes that sold are oceanfront properties.
- Both lots that sold for the year to date are located in the E Paepae Ka Puko’a subdivision.
- For the better part of the past decade, a number of homes in Spreckelsville sold prior to going to market. That trend continued this year. Two of five homes went under contract prior to hitting the MLS.
- All seven purchases in Spreckelsville thus far this year were cash transactions.
Market Outlook for the Rest of 2022
It’s difficult to forecast market conditions for the rest of the year with any sort of certainty. The market is clearly transitioning from the frenzy of 2021 and the first quarter of 2022. On Maui in general, fewer properties are going under contract as higher interest rates curtail demand. That said, the luxury home market tends to be less interest rate sensitive than other markets. The fact that all sales reported this year in Spreckelsville were cash transactions would tend to support the idea that higher rates would have a minimal impact. Overall economic conditions, the state of equities markets and other factors are likely to be bigger market drivers.

On the supply side, there are currently three active listings on the market. All three properties are pretty extraordinary, and the pricing reflects the quality of the offerings. Both homes listed have asking prices over $9,000,000. The one condo listing in Sugar Cove is a stand alone beachfront building listed for $17,000,000. Buyers hoping for inventory at the lower price points of the Sprecks market in the Sprecks V neighborhood won’t find any options currently. That said, our office is aware of a few properties coming to market in Old Sprecks in the near future. That should give buyers some options at lower price points than the current inventory.
