This was originally posted in early 2008. The project was never developed due to the real estate crash of that era. The Royal Lahaina Resort was recently purchased by Black Sand Capital. No real estate development has been proposed under the new ownership at this point in time. The hotel continues to operate under new management.
The Royal Lahaina Resort has been a favorite destination for Maui visitors since 1962. The resort is situated on the beach on the North Side of Black Rock in Ka’anapali. It is away from the hustle and bustle of the main drag of Ka’anapali Beach but still conveniently close. The 27 acre property has gained a legion of fans over the years due to its beautiful grounds, low density and superior location. The property is undergoing significant renovations with over $30,000,000 in upgrades to the main hotel. The hotel will also host a “Hawaiian Cultural Center”, a 12,000 square foot spa, a Hawaiian Plantation Style general store and several restaurants. The other big change is the construction of the Royal Lahaina Villas.
Royal Lahaina Villas will consist of 128 condominium units spread over 8 buildings. Featuring open and airy Kama’aina architecture, the smallest floor plan is a 2 bedroom unit starting with approximately 1,950 square feet. The largest floor plan has 4 bedrooms with an estate sized 4,800 square feet of interior living space and an additional 2,500 + square feet of lanai. There isn’t a similar floor plan in the Hawaiian Islands. Buildings 1, 2 and 8 will be the 3 oceanfront buildings at Royal Lahaina Villas, the rest will be situated in the 27 acres. There will be some ocean views from the interior buildings depending on location. The features and finish will be top notch including 9 foot ceilings, 8 foot doorways, travertine floors and Chef’s kitchens. Each unit will have at least 2 parking spaces, many will also feature a separate area for golf cart parking. Royal Lahaina Villas owners will have access to all of the hotel amenities of the Royal Lahaina Resort for a small fee. Other nearby amenities include 36 holes of championship golf at the Ka’anapali Golf Course and of course three more championship courses only six miles away in Kapalua. It is less than a mile away from all of the shopping and attractions of Whaler’s Village. Nearby Lahaina Town offers its own numerous attractions.
Pricing for the Royal Lahaina Villas has not been announced yet. We anticipate prices starting in the $2,000,000 to $3,000,000 range. The developer will likely begin to start taking non-binding reservation in May or June. The Royal Lahaina Villas is one of the most unique offerings to come along in Hawaii in a number of years.
