Wailea has five stunning beaches with golden sand and clear blue waters, well-suited for swimming and snorkeling. The Wailea Beach Path, which connects four of the beaches, is a popular spot for morning walks and a great place to see whales spouting and breaching offshore during winter months. Wailea Condos by Vacation Rental Status

Vacation Rental Friendly

These Wailea buildings are all zoned hotel resort and are allowed to rent short-term. Wailea Point currently allows rentals of one month or longer, but the short-term rental situation is dynamic. Contact us to discuss if that is a condo development of interest. Typically, Wailea condos do not generate big cash-on-cash returns, but rental income can help owners cover some of the costs of ownership. 

Minatoya Condos

The county of Maui currently permits selected apartment-zoned condominiums to legally vacation rent. In December 2025, Bill 9 was signed into law. The new law would phase out short-term rentals in apartment-zoned condos in Wailea by January 1, 2031. The law is facing legal challenges. The Maui County Planning Commission is also scheduled to consider the creation of H3 and H4 zoning. This potentially would allow some of the impacted condos to continue to allow short-term rentals.

Prohibit Vacation Rentals

These Wailea condos are not zoned to allow vacation rentals. They can be used as either a primary residence, exclusively used as a second home, or rented long-term for six or more months at a time. 

Makena Condos

Makena is located just to the South of Wailea. It has the same stunning natural beauty with gorgeous beaches and clear blue waters, but smaller crowds. Makena Surf and Polo Beach both allow short-term rentals, while Na Hale O Makena prohibits them. 

Frequently Asked Questions About Wailea Condos

What Wailea Condos Allow Vacation Rentals?

Wailea has nine condo developments that currently allow vacation rentals. The four condos that have hotel resort zoning that allow short-term rentals are Ho’olei, Wailea Elua, Wailea Beach Villas, and the Andaz Residences Wailea. A fifth hotel-zoned condo, Wailea Point, allows rentals of one month or more. Four condos have apartment zoning and are currently allowed short-term rentals, but are facing a potential sunset of rentals in January 2031. They are Ekahi, Ekolu, Grand Champions, and the Palms. Ekahi, Grand Champions, and Ekolu are going through the rezoning process to H3/H4 so that they could continue to offer rentals. Grand Champions is a potential candidate for rezoning. None of these condos have been approved to be rezoned, yet. 

Bill 9 passed in December 2025. The bill sunsets short-term rentals in apartment-zoned condos that were previously allowed to rent on January 1, 2031, in South Maui. Four Wailea condos are currently impacted: Wailea Ekahi, Wailea Ekolu, The Palms at Wailea, and Grand Champions. The County Council passed Bill 88 in June 2026. This created two new zoning categories H3/H4, which would allow short-term rentals. All four impacted Wailea Condos were identified as prime candidates for the new zoning. Ekahi, Ekolu, and the Palms are currently in the rezoning process. 

Recent uncertainty over vacation rental status has led to lower prices at Grand Champions and The Palms at Wailea. While they don’t come on the market as often, lower-priced studio units are sometimes available for sale in Wailea Ekahi. Wailea Fairway Villas, which prohibits short-term rentals, traditionally had some of the lowest prices in Wailea before Bill 9. 

The highest-priced sales in Wailea have been in Wailea Point, Wailea Beach Villas, and the Andaz Residences Wailea. The premium units at Wailea Point are typically double units where an owner has converted two side-by-side condos into a single unit. Beach Villas premium units are typically three bedrooms in the A-G buildings. With only 13 units, they seldom come on the market, but they sell for a premium when they do due to their large floor plans, high-end finishing, and stellar location. 

There are five condo developments located on the Beach in Wailea: Wailea Ekahi, Wailea Elua, The Andaz Residences, Wailea Beach Villas, and Wailea Point. It is worth noting that not all units in these complexes are located directly on the water. Ekahi, Elua, and Wailea Point are located on pretty big areas of land, and you can be a few hundred yards or more from the beach in some places. In Makena, Polo Beach and Makena Surf are beachfront developments. 

La’i Loa is the newest condo development in Wailea. Construction was completed in 2023 and 2024. Makali’i is the next newest development. Construction was completed in this community during 2021 and 2022. Keala O Wailea is the third newest community, with construction completed between 2018 and 2019. The most recently built vacation rental-friendly condos are at the Andaz Residences, constructed in 2013-14, Ho’olei completed in 2007-8, and Wailea Beach Villas, completed in 2005. 

While Wailea is primarily a second home and vacation destination, there are a number of people who call it their home year-round. With resort amenities and stunning beaches, doctors' offices close by in Kihei, and all kinds of other amenities and medical facilities half an hour away in Central Maui, it is easy to create a comfortable lifestyle in the resort. Year round residents tend to be attracted to condo developments with larger units and garages like Kai Malu, Keala O Wailea, Makali'i, and La'i Loa. Wailea Fairway Villas is a lower priced option that also attracts year round residents.
